    However, history suggests that a lot of the relationships between landlords and tenants have not run smoothly. That's where we come in, for the following reasons: 

    1. We've been doing this a long time and are one of the largest independent firms of Letting Agents and Property Management Specialists in Leicestershire. 

    2. We have - we think - one of the best Lettings Teams around!  

    3. We have a simple adage-good quality properties attract good quality tenants. We therefore encourage landlords to invest in their properties, as, by doing so, they'll get better rents and tenants who stay for longer. 

    4. We're flexible and tend to look at 'the bigger picture' to ensure that both landlords and tenants have a happy, harmonious relationship, facilitated by us. 

    5. We're not afraid to tell the truth, unpalatable as it may be sometimes!  

    6. We've invested heavily in the infrastructure of our business. We use the latest marketing and accounting software to make sure that everything runs smoothly.

    8. We're members of RICS (The Royal Institution of Chartered Surveyors), and ARLA (Association of Residential Letting Agents). How does this help you? Simple - it means that all client money is protected and that (in, we hope, the unlikely event!) that you have a complaint; we are members of a professional redress scheme.

    We have a variety of packages to suit your needs:
    1. Tenant find only
    For those landlords who want to collect their own rents, but want us to use our innovative and powerful marketing expertise to find you the best possible tenant at the best possible rent. We'll advertise your property extensively from our busy city centre showroom and utilise national property portals and our own excellent website. We'll show people round the property, if required, submit tenant applications for referencing, draft up leases, prepare comprehensive inventories, if required (there's an additional cost for this service) and liaise with utility providers on move in. We'll collect the first month's rent, get the tenant to set up a standing order with you for the remainder and take a deposit from the tenant (usually six week's rent). It's important that if you are not a member of an accredited deposit scheme, this amount is held in one, otherwise you are breaking the law. We are members of TDS (Tenancy Deposit Scheme) and can do this for you, for a nominal charge. We'll then hand everything over to you. 

    2. Tenant Find and Rent Collect
    We'll do everything that we do in our tenant find only service plus collect the rent and pay it to you. For those landlords who want to deal with the day to day management of their property, but don't want to get involved with collecting rents and dealing with chasing arrears and/or serving notices, if required. 

    3. Fully Managed Service
    As options 1 and 2, but with the added security of knowing that we'll manage all of the day to day issues such as repairs, paying contractors, co-ordinating preparing and issuing landlords gas safety certificates and dealing with queries from the tenant. We'll aim to make sure that your let is hassle free, so that you can have complete peace of mind. We can also offer additional services including co-ordinating major repairs, liaising with insurance companies and brokers, rent guarantee policies and serving notices.     It's a bit of a minefield out there for landlords with an ever growing list of legislation and obligations that you need to adhere to, including: 

    Deposit legislation, health and safety law, electrical and gas safety, fire and soft furnishings, legionnaire's disease, immigration... the list goes on. That's why you are well advised to use an experienced Agent such as ourselves to guide you through the maze
